THE GORSTELLA The Farm Buildings comprise an L-shaped range forming a central courtyard to the side of the farmhouse. The buildings are constructed in brick and tile and incorporate some nice architectural features. The design is typical of the work of John Douglas, who worked extensively for the Duke of Westminster in the late 1800's. The buildings are believed to date from 1885.
The principle range faces the courtyard and features the characteristic diamond patterns in blue brickwork while the elevation and roofline is softened by gables facing onto the yard. PLANNING PERMISSION Planning permission was granted on 14th March 2008 (application number 08/00146/FUL) for "Conversion of traditional farm outbuildings to 8 no. dwellings". The properties which are now available for sale individually comprise Units 1-5 within the L-shaped range forming the central courtyard.
A further detached building situated to the north of this range and referred to as Unit 6 is currently being developed and will be retained by the vendor.
DEVELOPMENT PLANS The development works are being undertaken to fully provide the infrastructure for the site. This will include a new access onto the highway, the construction of an access road serving Units 2-6, provision of services to each plot and certain physical improvements to the buildings. SALE BOUNDARY The plan included within the Sales Particulars shows the boundary of the property to be sold edged in red. Part of the central courtyard is to be retained with the farmhouse, subject to a right of way for the benefit of Unit 1. Access to Units 2 to 5 is by means of a new drive from Welsh Road which opens up the site to the rear. Rights of way will be reserved over this road for the benefit of The Gorstella Farmhouse, ancillary Offices and Unit 6.
Additional land may be available by separate negotiation.
SERVICES Mains water, electricity and gas are available to each property. Provision will be made for each property to connect into the foul drainage system that will be provided for the development.
MANAGEMENT COMPANY A Management Company will be set up to own and maintain the access road and common areas of the development. The individual purchasers of Units 1-5, together with the owners of Unit 6 and the Gorstella Farmhouse will all be parties to the Management Company. The common areas will include the major part of the central courtyard in order to protect the amenity and outlook from Units 1-5.
In addition to maintaining the common areas, the Management Company will set out certain rules and regulations with a view to retaining the aesthetic integrity and exclusivity of the development for the benefit of all owners.
