North West property specialist, Denton Clark, has released a free guide to ‘Buying and Selling at Auction’, following a successful year in 2007, with property sales at auction totalling nearly £6 million, a 6.5% increase on last year.
"Every year we receive no end of calls from people unclear about the auction process, many are put off simply through lack of information," explains managing director, Edward Clark. "This guide goes through the process of buying and selling, step by step and will really demystify the whole auction experience."
Denton Clark has been selling property at auction since the company began in 1947. “Over the 65 years we have sold all kinds of weird and wonderful properties, including an old engine shed, a disused tennis court, many parcels of woodland and fishing rights on rivers, lakes and reservoirs,” recalls Edward. “More recently we have developed a reputation for selling a wide range of properties, including those with potential for development, renovation or improvement.”
This year has been good for the Denton Clark auctioneers, despite continued speculation over the housing market. “The auction room has been packed nearly every sale, but we have noticed the number of bidders dropping off. I think people are watching and waiting until they hear some good news.”
The most expensive property sold last year at auction was a farmhouse in Lymm, at £1.5 million, whilst the most expensive land was in Alvanley, selling at £26,000/acre compared to a national average of £3,900/acre.
