Surveys

The Royal Institution of Chartered Surveyors (RICS) identify two main types of survey, these are called:

  • Homebuyers Survey & Valuation (HSV)
  • Building Survey (formerly known as a Full Structural Survey)

Denton Clark specialise in providing Building Surveys for both residential and commercial properties.  Our reports can be used for a variety of purposes but are commonly used by prospective purchasers or tenants to evaluate a property's suitability.  The report can also be used during financial negotiations and often saves our clients money.

Our Building Survey reports include details of:

  • Major and minor defects (and what they could mean);
  • Possible cost of repairs;
  • Results of damp testing on walls;
  • Damage to timbers (including woodworm and rot);
  • Condition of damp-proofing, insulation and drainage;
  • Technical information on the construction of the property and the materials used;
  • The location, and;
  • Recommendations for further specialist inspections;

Our standard Building Survey does not include a valuation but this can be provided separately if required.

The Consumer's Association and Council of Mortgage Lenders advise you to get a survey before you buy, and not just to rely on a valuation.  Our surveyors have extensive experience of many building types and we can tailor the report to suit your individual needs.

We take pride in the quality of the reports we produce and aim to provide you with clear and impartial advice. Please call us to discuss your particular needs and to get a free quote.
